As of 2020, it's a legal requirement to have an EICR carried out before a new tenant moves in. When to book an EICR for your rental


What is an EICR?


An Electrical Installation Condition Report (EICR) assesses whether an existing electrical installation is safe for continued use. It checks everything from wiring and circuits to earthing arrangements and your consumer unit.


Though not legally required for homeowners (yet), BS7671 recommends:


Every 10 years for homes

Every 5 years or on occupancy change for rentals, offices, shops

Legally required for landlords since 2020


Who needs an EICR? 


The majority of customers who need an EICR are landlords. You may also need an EICR if:



  • You’ve had flood/fire damage
  • You suspect poor workmanship
  • Your insurance asks for one
  • You’re selling or renting a property
  • You’re planning major building works
